Why Property Surveys Are Important

Property surveys, also known as site surveys, are used to determine and verify the size and shape of the land that you are buying in Nanaimo

For most buyers it is the house, condo or perhaps the summer cabin that sits upon the land that they are most interested in.  These are known as 'improvements' to the land.  Surveys can also verify the laying of roads, the ingress and egress to a piece of real property as well as the boundaries to adjacent sites.Site survey

Home owners are usually interested in something called a 'building location certificate'.  This type of survey is carried out to protect a buyer from any problems with setbacks, and how and where a house sits upon its lot.  This survey will also verify that there are no encroachment issues, where an improvement such as a fence or driveway on one property crosses over onto an adjacent property, and that there are no issues with zoning or use - factors especially important when buying investment, rental income real estate.

If any issues are found during the inspection process, a potential buyer can work with the seller to make sure that any matters are rectified as quickly as possible, so that financing can be arranged and that the real estate transaction can close on time.

Land Surveyors in British Columbia are the only persons who can legally perform surveys of land pursuant to the Land Surveyors Act.  Surveyors enter the profession after undergoing a rigorous pre-professional education and subsequent training, and many land surveyors in British Columbia have obtained university degrees in geomatics and survey sciences before deciding to pursue a career as a land surveyor.  Many others have acquired technical diplomas in survey technologies during the course of their education.
