What happens after subject removal?
What happens after subject removal?
Once the buyers have removed or waived all of their subjects, the sale of your house is subject free and may proceed to completion.
The buyer’s agent will send us a copy of the signed final subject removal addendum. At this time the SOLD sign will be placed on the lawn sign and your house will no longer be displayed on the MLS.
The conveyance departments at both the buyers and sellers real estate office will send all of the documents to the lawyer or notary that each party has chosen. A week or so before completion you will be contacted to go into the lawyer/notary office to sign the formal sale documents.
If you are purchasing another home you will now be in a position to make an offer on a new home or, if you have already made an offer on a home, you may now move forward on removing your own subjects.
At this point, all that is left to do is to start packing.
Every Nanaimo buyer, seller, property, and neighbourhood has its own details. Ask Lumen for a quick next-step answer, check the latest market stats, or send your question to The Dan Morris Real Estate Team for personal guidance.
