What to consider when buying a home

 There is a lot to consider when buying a home.

The two things most buyers consider first when buying a home are, choosing a neighborhood and the number of bedrooms.   Next in importance, after those considerations, should be resale considerations.

 When you are out shopping for homes, keep the following purchase and resale considerations in mind:

• *When considering your needs you should look at, budget and personal tastes in deciding whether you want a home that's new, or a home that requires some work -- a "fixer-upper."
• *If shopping for a condo it may make sense to spend a bit more and get a two bedroom unit.  One-bedroom condos are more difficult to resell than two-bedroom ones.
• *Two bedroom homes are very difficult to sell and have very little appreciation potential...  Most people want at least three bedrooms in a home.
• *Homes with "curb appeal" (a well-maintained, attractive, and charming view-from-the-street appearance) have good  resell potential
• *As nice as it would be to own the nicest house on the street it is unwise to do so.  You would be protecting your investment more by purchasing a less expensive, more modest home on the street.
• *Beware of purchasing a home that is very different or unique.  If resell is a consideration it would be better to buy a home that has a broader appeal.
• *If you live in an area with many seniors consider purchasing a home with no stairs like a rancher.

There is a lot to consider when purchasing a home.  While house-hunting, it's a good idea to make notes about what you see because viewing several houses at a time can be confusing.
