Preparing your home for the spring real estate market

Now is the time to prepare your home for the spring real estate market.  Every year spring brings out a surge of  buyers looking for the elusive perfect home. The normal surge in the spring market usually begins in March in Nanaimo.   Getting your home ready now will allow you to be prepared to show your home to this group of eager buyers.

Preparing your home for the spring real estate marketPreparing your home for the spring market on the inside can mean selling faster.  This means you have time to stage your home.  I would be happy to assist you with some basic home staging techniques and a checklist you can use to make it easier.

Flow and openness is what buyers are looking for in a home.  They are also looking at closet space and room sizes.  Colour selection can change a room dramatically and is one of your lowest cost investments to a faster sale.  Lighter colors open a room, and lighting and fragrance can be very inviting to a prospective buyer.

A thorough cleaning is a must...make your home shine...and remember to minimize clutter.  Buyers want to be able to visualize how their possessions will fit  into a home.

Don't forget the all-important Curb Appeal.  As soon as the weather allows move outside and take a look.  Now look at where to put a splash of inviting color (flowers or hanging pots if appropriate).  Take a look at your door mat is it too big or too small for you entry door?  Has it lost its fresh look and become faded?  Buying a new one is low cost but important as you want your front doorway to be inviting.  Take your garden trimmers and get rid of anything that is dead.  Freshen your flower beds by laying down some mulch if your landscaping is designed for it.  Fresh top cover will give your home a new look from the street.

Take a test- Get in your car and drive around the neighbourhood.  Have a look at the other homes....does yours stand out or blend in?  It shouldn't' stand out because of a wild color...but it should stand out because it is crisp and clean and inviting.
