The listing agreement is signed – now what?

Now that the listing agreement has been signed what happens next?

The first week after your home hits the market can be busy!  A new listing gets the most attention both online and off when it is new to the market.  Not only will the new listing get a lot of online interest but you can expect to have a flurry of showings that first week.  The reason for this is because there are a number of buyers who are waiting for the right home to come up, especially right now with inventory levels being low.  These buyers will be notified that a new listing has come on the market that fits their search criteria. Chances are that these qualified buyers will want to view the home. 

Selling your homeYou can expect to be busy with keeping the house tidy and ready for showings.

As for your Realtor; once the listing agreement has been signed I will be busy with the following preparations and arrangements:

Adding your listing to the MLS, taking pictures and measurements, preparing both online and print ads, visit City planning to check on zoning, permits, land use restrictions, right of ways & easements etc., get a copy of the Title and site survey, prepare a list of property features and have feature sheets designed and printed, order a sign, post and topper for the property, arrange Realtor tour and Open house and prepare a showing record to track all showings and feedback.

In addition to the above you can expect regular communication from me.  I know how much work it can be to prepare for a showing, especially when you have children and pets involved.  I also know how frustrating it is when there is a lack of communication between sellers and their Realtors.  It is my practice to request feedback from the buyer’s agent after every showing and relay that feedback to my clients for review and discussion.
