How To Tell Why Your Home Is Not Selling

Have you ever put your home on the market and immediately had a lot of activity . . . but no takers, only to see your traffic dwindle down over the course of a few months, leaving you scratching your head, trying to figure out what's going on?

#1 Price

When you put your home up for sale your real estate agent probably did a comparable market analysis and together with your agent you decided how to price your home.  But in today's vibrant real estate market things can change quickly.  Your home being overpriced - or yes, even under priced - could be why your house isn't selling.

#2 Curb Appeal

Most real estate agents have had at least one experience where they drive up to a home, and even before the car slows down the qualified buyer says, "Not interested! Let's move on."  Don't let this happen to you.  Be sure that your front yard stays nicely manicured, trash cans are promptly put away, and that there's nothing in the yard to distract a good buyer from wanting to look at the inside of your house.

#3 Interior Appearance 

Just like with the 'drive by' incident above, almost all realtors have had the situation where they bring their clients inside a house . . . and it looks like a tornado just hit!  Clothes, kid's toys and other stuff is scattered about every room, leaving no space to walk through the house.  When a potential buyer looks at your house you'll want to make it as easy for them as possible to imagine that they live in the home, so the fewer distractions the better.
