How To Prepare For A Home Inspection
If you've been following my blog for a while and applying some of my tips, tools and techniques, then you know that you've nothing to fear when you're under contract and your buyer is ready to do their home inspection.
Just in case you're a new reader, or if you just need a quick review, here are a few ways to make a home inspection your friend:
#1 Pre-Listing Home Inspection
Even before you put your home in Nanaimo up for sale, consider doing a pre-home inspection. This way you'll be able to address and repair any issues before they come up. Nothing impresses a qualified buyer more than a 'clean' home inspection, and the last thing that you'll want is to end up being surprised at what a buyer might find out about your home.
#2 Take Care Of The "Honey-Dos"
Let's face it, you've probably got a list of 'honey dos' or little projects that you've been meaning to get done, but some how the time is never right. Things like that slow flushing toilet, that barely noticeable drip in the kitchen sink, the garage door that sometimes takes two pushes of the remote to close, or that bedroom door that just doesn't close quite right. Well guess what? The time before your home inspection is the time to tackle everything on that list. The best part is that you'll have a good reason for getting everything done and chances are those little projects will take a lot less time than you think.
#3 Extra Inspections
Most home inspections will take a general look at your house, and if issues are found the inspector will usually recommend that an additional 'special' inspection be done. If you know - or suspect - that you might have problems with your roof, electrical, plumbing or heating and cooling systems, consider having these parts of your house looked at before you put your home on the market. Buyers who find problems with a roof or heating system, or major plumbing or electrical issues, may very well end up considering these 'deal killers' and a reason not to buy your house.
