How To Make Sure That Your Home Never Sells

If you want to single-handedly guarantee that your home in Nanaimo never sells, then all you have to do is make sure that you are always present when a prospective buyer is shown your home.

I'm writing a little tongue-in-cheek to be sure, because of course as a seller you want your home to sell fast, at full price, and to a qualified buyer that will close quickly.  Right?

Don't do this when trying to sell your homeThat's why it's always a little surprising when a seller insists on being present for showings.  Never, never, never is this a good idea.

Here are 3 reasons why:

It's All About The Buyer - a prospective buyer wants to be able to imagine herself living in her new home, not your house.  When a seller is present during a showing it's much more difficult to image your house being her new home.

Can't Judge A Book By Its Cover - a seller may decide that a buyer doesn't 'look' qualified, or a buyer may decide that a seller looks 'motivated'.  Most people - despite what they might think - are not keen judges of character.  Plus, how a buyer or seller might 'look' really have nothing to do with making the sale.

Some People Like To Talk - the problem of course is that they often talk way too much.  Sellers sometimes think that if they can get a buyer to like them, then the house will sell for more or needed repairs discovered during a  home inspection will be overlooked.  The reality is that the buyer's agent, lender and the appraiser will look at the sales transaction very objectively.
