There are four distinct groups of home buyer's:
1. First time home buyer's - Most first time home buyers are nervous about buying a home. They are often uncomfortable dealing with someone selling their own home. Often without the help and guidance of a REALTOR guiding them through all the unfamiliar steps of buying a home, they simply won't make the purchase.
2. Nearby house changers - These are local people who can take their time looking for their next house. They know the area well and are often looking for a bargain. They know that a FSBO is not paying a REALTOR fee so will deduct that fee from their offer.
3. Investors - Investors often work through a REALTOR. Often they are busy people and expect the REALTOR to research and present opportunities to them.
4. Out of town buyers - These serious home buyers are often working on a tight time constraint. They may only have a weekend to find a house. They need the help of a REALTOR because they don't know the neighbourhoods or the house values. They often rely on a REALTOR to drive them around and familiarize them with the area.
As a FSBO your target buyer will most likely be either a nearby house changer or an investor.
