Nanaimo home prices
We have seen 11 straight months of a lowering trend in house prices in Nanaimo. However, when we look at the past 11 months, instead of just looking at the past month, house prices are down by only 3% over the same 11 months of 2011. There has been a great deal of media coverage on how prices are plummeting. If you look at the big picture, a 3% decrease is modest, however I don’t think it is alarming.

- There were 120 units listed this November compared to 131 units in November 2011. – Down by 8%
- There were 74 units sold this November compared to 79 units sold in November 2011- Down by 6%
- The average sale price per unit for November 2012 was 3% lower than November 2011
- The average days to sell in November 2012 were 63 days compared with November 2011 which was 66 days.
- The average unit sold in November 2012 received 94% of asking price. In November 2011 the average unit sold for 95% of asking price
- The sell/list ratio (how many listed homes actually sold) was 62% in November 2012 versus November 2011 which was 60%
