First time home buyers in Nanaimo Part 5
This is the fifth in a series of posts that will assist first time home buyers prepare themselves for the experience of purchasing a home. Today we are going to look at what to do once you have found the right house.
Step Five
Your offer has been accepted - Now what?
Once your offer has been accepted it is now time to work on getting your subjects removed. You may have placed a one week or two week subject in the contract to allow yourself time to get everything done.
The most common subjects for first time home buyers are: Subject to inspection, subject to financing and subject to receiving approval for fire/property insurance, subject to approving property disclosure statement and subject to approving title.
I usually give my clients a to-do list which explains the steps they need to take to get the subjects removed. In addition I give my clients a list of suppliers they can approach to arrange the inspection, insurance etc. I usually bring my buyers down to the city planning to review the property to see if there are any issues with zoning etc. We will also review the PDS and title together.
Once we have completed our to-do's we will remove the subjects and the contract becomes unconditional and may proceed to completion. Time to start packing!
