First time home buyers in Nanaimo Part 4
This is the fourth in a series of posts that will assist first time home buyers prepare themselves for the experience of purchasing a home. Today we are going to look at what to do once you have found the right house.
Step Four
You've found the one! Now what?
Once you have found the right house what do you do? It is time to make an offer. At this point your REALTOR should supply you with a list of what similar homes have sold for in that area. This information will assist you in knowing what to offer for the house. In addition, as a first time home buyer, your Realtor may make suggestions to you as to what subjects you might want to consider placing on the offer.
Once you have decided on a price and your subjects your Realtor will write up a contract of purchase and sale. It should take an hour or so to complete this and explain the agreement to you. Once you have signed the documents your Realtor will present the offer to either the listing Realtor or to the seller themselves with their Realtor in attendance.
Counter offer or acceptance -
The sellers have three options: they may decline the offer, accept the offer or counter the offer. If they counter it they may have adjusted the price or some of the terms. At this point you can counter back with an adjusted offer or you can decline and continue looking for another home.
